What property managers need from a lawn and garden contractor
What we hear from committees, managers and site owners, and how we handle it.
Turnarounds on time
When a tenant moves out, the section needs to be tidy before the next viewing. Tell us the date and we'll fit the job in around it.
Photos for the file
Before and after photos you can attach to an inspection report or send to the owner, so there's no argument about what state the section was in.
One contact for the portfolio
One person to call for every property you manage, instead of a different contractor for each address.
Billing that suits you
Invoices per property or one combined invoice, with the property address on every line, whichever is easier for your trust accounting.
Sites
Rental properties we look after
From a single rental to a whole portfolio, each property gets its own scope, price and photo record.
Rentals with lawn care in the rent
Owners who include mowing in the tenancy, so the section is kept to a standard between inspections.
Vacant properties
Mowed and tidied while the property is between tenants or on the market, so it never looks empty.
End-of-tenancy turnarounds
A one-off clean-up before the next viewing: lawns, edges, beds, hedges and all the green waste gone.
Multi-unit and mixed portfolios
Flats, duplexes and houses across Tauranga managed under one contact and one billing setup.

How it works
How it works for property managers
- Send us the addressesTell us which properties need a regular mow, which need a one-off tidy and any access notes, like dogs, gate codes or tenant contact details.
- Fixed price per propertyEach property gets a fixed price, so you can get the owner's approval before any work starts.
- Regular round or one-off jobsRentals with lawn care in the tenancy go on a regular round. Vacancies, pre-sale tidies and end-of-tenancy clean-ups are booked as one-off jobs.
- Photo update after each jobYou get a short update with photos, ready to forward to the owner or save to the property file.
Through the year
A year of rental garden care in Tauranga
Tenancy changes don't follow the seasons, but lawns do. The regular round follows growth, and turnarounds slot in when you need them.
SpringSep–Nov
Growth takes off, so regular rentals step up to fortnightly or weekly. A good time for a tidy before the busy summer rental market.
SummerDec–Feb
Weekly mowing for most kikuyu lawns. Sections that are left even a few weeks get away fast, so vacancies need a mow on schedule.
AutumnMar–May
Hedges trimmed and lawns fed, so properties go into winter tidy. Worn patches can be re-sown while the soil is warm.
WinterJun–Aug
Fewer mowing visits. Prickle spraying before spring, and a good time to plan bigger hedge or clean-up work with owners.
Compliance
Records, insurance and accountability
When an owner or tenant asks what was done and when, a dated record settles it. Every job leaves one you can attach to the property file.

FAQs
Property managers: common questions
Can't see your question? Call or text 0800 634 245 and talk to the team.
Who is responsible for the lawns in a rental, the tenant or the landlord?
Tenancy Services says tenants must keep the property tidy, including mowing lawns and weeding gardens, unless the tenancy agreement says the landlord will do it. Landlords are usually responsible for trees, shrubs and hedges. We can look after either side.
Can you do an end-of-tenancy garden clean-up?
Yes. We mow, weed, trim hedges and shrubs, edge the lawns and take all the green waste away, so the section is ready for the next viewing.
Can you work with tenants at home?
Yes. We'll contact the tenant to arrange access if you'd like us to, or work through you if you prefer.
Do you cover rentals right across Tauranga?
Yes, across Tauranga and the surrounding areas, from Ōmokoroa and Bethlehem to Pāpāmoa and Welcome Bay.
Can you invoice owners directly?
We can invoice you, or invoice each owner directly if that suits your trust accounting. Every invoice shows the property address.
What if a tenant isn't keeping up with the lawns?
We can do a one-off tidy to bring the section back to standard, with before and after photos for the file. Whether the cost goes to the tenant depends on the tenancy agreement.
Can you look after a vacant property while it's on the market?
Yes. We'll keep it mowed and tidy on a set schedule until it's sold or let, and send a photo update after each visit.
